19 Degrees... Mostly Cloudy... I Hope It Doesn't Rain...

I need to show a condo and the LBs have not responded. Is it the holidays? I don't know, but my customer travels a lot and she wants to see it today. During the Winter our weekend hours are abbreviated so I may not be going into the office at all. I do that a lot: not go into the office (LOL). Remote access is a beautiful thing. I spend most of my time working from my outside offices. Being mobile is something that I cherish.

The wind is howling, the boys are snoring and I am sitting on the floor in my living room with my laptop wondering what I am going to be showing my customer today or if I have nothing to show... My voice mail is still full. As fast as I answer people call and fill that puppy back up. What is up with that??? I thought Winter was supposed to be traditionally slow... I keep reading that yet I keep getting calls...

Is it the my broker is on holiday vacation so I am bothering you until he/she/they get back syndrome? I am starting to think so because they always balk at coming into the office but keep demanding an awful lot of info be sent by e-mail. My new line is asking what did your broker say? That always results in an interesting conversation (LOL). I have one chick bugging me for pictures of a very expensive listing who will not come into the office, but thinks she is entitled to send me and the LB out to make her picture request happen although (a) I have no pre-qualification info, (b) I have no idea who she is and (c) what she wants with the pictures. If I am not representing a person why would that person believe I would go freeze my bahookies off on a fools errand? Is it my blog? I frequently jog and blog, collecting eye candy, so maybe they think it is okay to waste my valuable time (LOL).

If the LB will not provide additional pictures of their own listing, why bug a buyer's broker who doesn't rep you to do so? Why not just get representation and go look at the property? I pre-screen properties for my customers and clients because I work for them. They have hired me. It is too early in the morning for me to get sarcastic so I am going to stop talking now. I need my tea. I have websites to destroy and re-build (LOL).

Last thought before I shower and start my day: Why do people believe we are supposed to give third, fourth, fifth, sixth and seven opinions on matters we are not a party to the transaction of? Is it all that free info flying around the Internet and squabbling in the forums that places them under the impression it is okay to step out on your broker with ten other brokers? Inquiring minds really want to know...

We had someone who was the perpetual caller for every part of every transaction....and we are not even at the same broker....and don't often agree with her broker....so we stopped offering any advice....it would never have been "right" anyway.  Best wishes for a prosperous, healthy and happy 2010 !

Hi Carolyn, I hear ya on the weather. It's windy as I'm typing and making it feel like it's below 0! This Winter around here and that means your area as well, is the start of the Spring season. We have that tax credit that ends in June with people having to be in contract by 4/0/09 so do not expect it to be slow and that is a good thing! Enjoy your day!

Sally & David, there have been days where I started speculating if I was being stalked buy crazed buyers and renters... One woman kept calling and leaving the same exact message over and over and over and over... I kept saying variations of: I do not have any rental listings at this time, I am a buyers broker, may I refer you to someone else? Guess what? She kept calling about "my rental." I DON'T HAVE A RENTAL! Then one day she calls back angry with me because "people moved in..." Seriously? The last time I checked on the property in dispute my two new constructions were still vacant (LOL).

Brad and Angela I could use some sunshine and a wee bit more heat (LOL).

Jackie, I shall have to look into the cut off for filing that puppy. I have a relative who should be closing in the middle of next week. :-)

We are supposed to handle both sides of a transaction if the LB doesn't do their job aren't we?  I mean that is what seems to happen 90% of the time.  I too wish I could sit inside today but the lack of food if nothing else will drive me out.  Of course ratifying the first buyer contract of the year at least warms my heart if not my feet.

Todd, my kids would love a 4x4 and so would I (LOL). The station wagon is an April 2000 jammie but runs like a top and the sedan is a 2003. I'm thinking the sedan needs to go. We're pouring money into it because my client schedule is killing the car (LOL). Google voice is a scary thought. Now I am sitting over here wondering if I really want to capture every single message ever (ROTFLMAO). You'd think I'd be tempted, eh? Truth is, the thought is making me pause... (LOL). ;-)

C....buyers today think they are the master.....with every story that I read and hear, I'm thankful that my team and I focus on listings....I don't think I have the patience to deal with today's buyers....I marvel at you and other buyer agents for the job that you do.

Barbara, I keep wondering if HGTV is helping or hurting the situation. Some people act as if all we do is open doors and provide taxi service. It's a wee bit more complicated (LOL). ;-)

Ask me if I would jump up and go take photos of a listing that the agent didn't put any photos in?

ONLY if they were a Signed Buyer Client.

HA!  It was 20 degrees yesterday and 19 degrees today in 35-50 mph wind.

Lenn want trap shooting both days. 

25 birds yesterday and 50 today.  I wore warmer gloves today.

I don't want to lose my edge. 

The guys were all comfy sitting around the fire at the lodge.

I've had my frustrations with Bronx and Queens listing agents in 80 degree weather and 20 degree weather. Lack of professionalism is not climate sensitive. You have to call days in advance just to reach some of them. have you worked in Richmond Hill lately? It's like the COE doesn't exist.

C.... I am confused... why would you take pictures of another brokers listings???? maybe I need to go re-read that... Anyway.. I am working on a post about the Realtor Pledge and the Code of Ethics... You are doing the right thing asking what the Broker says.. because AGENTS listen up.. no matter what the Broker is still responsible for your actions no matter how important you may feel!.. Does that help?
